Selling an Empty Home in St. John’s: A Practical Plan Before You Move Out

Bright living room with large windows, seating and bookshelves

If you will be moving out before your St. John’s home sells, decide who will look after it before the last moving box leaves. An empty house still needs a practical plan for access, presentation and regular attention. Being available by phone is useful, but it does not replace someone who can get to the property.

Start with the period you actually need to cover: from moving day until the sale closes. If the timing is uncertain, build a plan that can keep working without relying on a favour every few days.

Give each responsibility a name

Write down who will check the property, who can respond to a problem and who will arrange any work. Include a backup for illness, travel or a missed visit. Agree how observations will be recorded and how quickly concerns should reach you.

Keep keys and access instructions controlled. Your REALTOR® can coordinate showing access, while you arrange the ongoing care of the home. Make sure everyone understands which tasks belong to them rather than assuming the other person has it covered.

Ask your insurer before the move

Describe your actual situation to your insurer: when you expect to leave, whether belongings will remain and how the property will be checked. Ask what information and arrangements they require, and get the answer in writing. Do not assume a neighbour stopping by occasionally is the arrangement your policy needs.

This is a question to resolve with the insurer for your own policy, not a universal checklist or a promise of coverage.

Keep the house understandable for buyers

Once furniture is gone, rooms can be harder to judge. Walk through the empty home and ask whether buyers can understand each space and its intended use. Clear leftover packing materials, arrange cleaning and check that listing information still accurately describes what is included.

Discuss whether photography needs updating. If photos show furnishings that have been removed, make that clear rather than leaving buyers to discover a different presentation at the showing. Read my listing-photo preparation checklist before arranging another shoot.

Plan for an ordinary Newfoundland week

Think about the practical work someone may need to arrange around St. John’s Metro: clearing access, handling deliveries, putting bins away and noticing a change inside the house. Ask the appropriate service provider about any system-specific instructions; avoid guessing about heating, plumbing or equipment settings.

Give the person checking the home a clear contact list and authority limits. Decide in advance which situations need your approval and who should be contacted promptly if something is wrong.

Review the plan when circumstances change

Revisit the arrangements if the selling timeline changes or the person helping becomes unavailable. Keep the property-care plan separate from your pricing review. For buyer response, my guide to using feedback after showings explains how to turn comments into useful next steps.
